Teraspace (IT Park), Pune

Kolte Patil Developers is developing Teraspace in a joint venture with ICICI Venture Fund Management. The IT Park is well connected to the main nodal points of the city. It is located at 15 km from Commercial Business District (CBD), 11 km from the railway station, and 10 km from the airport.

Teraspace will have the state-of-the-art facilities such as 100% power backup, high floor efficiency, large column grids, intelligent BMS, ample car parks, and other support services. It will also have world-class recreational amenities like gyms, restaurants, banks, ATMs, food courts, training centers, incubation centers, etc. The IT Park can accommodate upto 12,000 people.

Built-up area: 1.20 mn sq ft

 

The Cerebrum IT Park, Pune

Kumar Housing Corporation is developing Cerebrum IT Park in Pune. The IT Park is located near Kumar City, Kalyaninagar. It is located at a distance of 4 km from the airport and 5 km from the railway station.
The Cerebrum IT Park comprises two buildings: B1 and B2. B1 is complete; most of it has also been leased out. Some of the companies that have signed up for occupation are Cybage, Mastek, Hexaware, S1 Services, Gamcom, Celunite, and Lightbulb Technologies.
B2 building is in the process of completion, and 100,000 sq ft is already taken up by Fiserv India. It can accommodate approximately 11,000 people.
The IT Park offers world-class facilities such as 100% power backup, 24/7 water supply, and broadband facility through all leading service providers. It also offers recreational facilities and amenities such as food courts and ATMs.

International Tech Park, Pune

International Tech Park Pune (ITPP) is being developed by Ascendas and Maharashtra Industrial Development Corporation (MIDC). It is located within Phase III of the Rajiv Gandhi Infotech Park, Hinjewadi, a designated Special Economic Zone (SEZ). In close proximity to the Pune-Mumbai Expressway, the Park is easily accessible from the city center, Pune railway station and the Pune airport.

ITPP offers quality business space with features such as large floor plates ranging 15,000 to 60,000 sq ft, ample parking space, lush landscaped open spaces, business lounge, etc. The Park offers the same type of facilities as has been planned for ITPN. Other lifestyle amenities that ITPP offers include gymnasium and health club, banking facilities, food courts and fast-food kiosks with al fresco dining, multi-cuisine restaurants, mini market, play garden, event plazas, and amphitheatre.

Gujarat Infocity, Gandhinagar

Infocity is a joint venture between Creative IT an associate of Creative Choice Group (USA) and Gujarat Informatics, a nodal agency of the Government of Gujarat. The IT Park is located very close to the international and domestic airport and the railway station.

The Infocity has all state-of-the-art facilities such as 100% power backup, 24-hour water supply, large-capacity high-speed passenger and service lifts, etc. IT Tower 1 is ready for possession and has a built-up space of 2.50 lakh sq ft. In total 18 IT towers have been planned. It also has other world-class recreational facilities like multi-cuisine food courts, banks, ATMs, retail outlets, a business center, ample parking space, and a beautifully landscaped area with manicured lawns, water bodies and gardens.

Presently, around 42 companies have signed up including TCS and Microsoft. Space to seat more than 6,000 employees has been taken up.

Sobha Hitech City, Kochi

Sobha Group is in the process of acquiring around 400 acres of land in Kochi for setting up Sobha Hitech City. The entire project is scheduled to be completed in a period of eight years, which will be taken up in phases. Phase I is expected to take three years for completion. The land identified is on a picturesque island, very close to the by-pass highway near Maradu in Kochi. It is around 8 km from the city center and approximately 20 km from Cochin International Airport.

Of the 400 acres, 180 acres will be set aside for open spaces and public amenities such as roads, bridges, parks, water bodies, educational institutions, hospitals, etc.

R&D/Electronics/IT and Sciences/Biotech: 55 acres

Hotels, malls, etc: 57 acres

Residential area: 108 acres

 

Chennai Tech Park, Chennai

Chennai Tech Park is being developed by India Land and Properties. in Ambattur, which is located in the northwestern part of Chennai. It is 15 km away from the airport and the sea port. The Park comprises three towers. Signature A and B Floor have plate sizes of 70,000 sq ft (split into two modules) each and Signature C has a floor plate size of 60,000 sq ft.

The Tech Park has a centralized energy monitoring system for air-conditioning and for automated energy billing. It has an adequate number of elevators to handle peak hour traffic and adequate parking space in the basements. In addition, the Park is registered with US Green Building Council for LEED Certification and uses eco-friendly equipment for energy efficiency, use of renewable energy, provision of rain water harvesting, etc.

Built-up area: 2.5 mn sq ft

Multi-level car park: 1: 800 sq ft

 

Godrej Waterside, Kolkata

Godrej Properties is developing Godrej Waterside, an IT Park, in the heart of Kolkata's Salt Lake Sector V area. It is a joint venture with Infinity Infotech Parks. The IT Park will be located at a distance of 20 km from CBD, 16 km from the airport, and 12 km from Sealdah railway station.

Genesis, another tech park by Godrej Properties, is also coming up in Salt Lake, Kolkata

The IT Park will be developed in two phases: Tower 1, comprising a total space of 601,065 sq ft, will be completed in the first phase (June 2008), and has ten levels of dedicated office space. Tower 2, which will be completed in the second phase, offers a total space of over 1,166,255 sq ft, and has 17 levels of dedicated office space.

Godrej Waterside offers excellent facilities such as 100% power backup, high-speed connectivity and sufficient bandwidth from reputed government and private players, 24-hour water supply, an expansive food court, an outdoor lounge pavilion, landscaped surroundings, double basement car parking, provision for retail, etc.

Total land area: 1.8 mn sq ft (165,000 sq m)

Built-up area: 1,767,000 sq ft

The Ambiguity Now
Underlying all this positive sentiment is the ambiguity that SEZs have brought in with respect to STPI. Companies who have leveraged the STPI schemes are still ambiguous with respect to SEZs. The SEZ policy says that a new business can be set up in the zone, but no relocation of an existing business will be allowed. So, existing STP schemes and then moving to SEZs is currently in a haze. An extension of the STP scheme for such companies is expected.

Lots of Supply Ahead
As the IT/ITeS industry goes ahead with its strong growth plans, the demand for office space continues to be robust. And by the looks of it, supply also shows no sign of being in a crunch. This spells good news for companies, as they get a lot more choice to set up their offices at competitive prices. The pressure is now on developers to give better quality spaces at the best rates. If infrastructure development happens on similar lines, there is little reason to go wrong to keep the IT growth going. Plus huge, innovative, well-packaged and concerted marketing efforts at the government and industry level can drive in investments into the country. This will ensure that the huge investments going on now do not go waste.
